I look at recent sales nearby and talk with you about the house. If my number works for you, we put it in writing. Sending your details doesn’t create a purchase contract.
What goes into my offer
I look at what similar updated houses nearby have sold for, the repairs your house needs, and the costs of buying, holding, and reselling a house. Those costs include closing costs, taxes, insurance, utilities, and the cost of selling the house later. I go by the condition you describe and confirm it when I walk through the house before closing. I’ll explain what I considered so you can compare the offer with your other choices.
What you skip with a cash sale
- Agent commissions.
- Repairs, cleaning, and cleanout.
- Months of mortgage payments, taxes, insurance, and utilities while a listed house waits for a buyer.
- Showings and open houses.
- Deals falling through because a buyer’s loan was not approved.
Listing with an agent is the other road. It takes more time and work, and for some houses and some owners it's worth it. If I think listing fits your situation better, I'll tell you.
What “cash offer” means
A cash offer is a proposed purchase without the usual buyer mortgage approval process. It can reduce financing uncertainty. Read the offer to see what the buyer proposes.
I may close on the house myself or assign the purchase contract to another investor I work with, on the same price and terms. I’ll tell you in writing before you sign anything. Ask who is expected to close and what happens if the proposed sale does not go forward.
Read the agreement before you choose
You can take the agreement to your own attorney. Check the price, dates, costs, and responsibilities. There are no agent commissions in a direct sale to Valid Home Buyers. The buyer pays the closing costs. Your loan payoff and any taxes or liens owed come out of the sale.
Close on your schedule, quickly or later if you need time to move. The title company confirms the earliest date once the title work is done. Closing happens at a title company. Ask them to explain the closing statement and the amount you’ll receive.
